DSCR Calculator

"Does the rent cover the payment on this rental?"

Rent divided by the property's full monthly obligation gives the coverage ratio. The calculator shows the arithmetic, and tells you which of the three program bands the result lands in — including the bands below 1.00, where most calculators simply return a decline.

Use it before you make an offer on a rental, or before you pay for an appraisal.

Mortgage Payment Calculator

"What would the monthly payment be?"

Price, down payment, rate, term, taxes, insurance and HOA, broken out into principal and interest, taxes, insurance and HOA so you can see what is driving the number.

Use it when you are working out what a purchase costs each month.

LTV & Cash-Out Calculator

"How much could I borrow against a property I already own?"

Property value against a program's ceiling, less what is already secured against it, gives the estimated proceeds available.

Use it when you are considering a line of credit, a second, or releasing equity to fund the next purchase.

What all three have in common

You supply the figures

You supply the interest rate.

No calculator on this site provides, suggests, defaults or displays one. Enter the rate from a quote you already have, or a figure you want to test. A calculator that fills that field in for you is advertising a rate; this one is doing arithmetic on yours.

You supply the taxes, insurance and HOA too.

We do not estimate them from the property's location. An estimate we supply becomes a figure we are responsible for, and it would be wrong often enough to matter.

The tool only does the arithmetic

The result is arithmetic, never a decision.

None of these tools says you qualify, and none of them says you do not. They tell you what the numbers are. What a lender does with them depends on the whole file.

When you want a real answer

A calculator tells you what the arithmetic says. It cannot tell you which lender writes your band, what the prepayment terms would be, or whether a different program suits you better.
